Where to live on Crossrail: Abbey Wood house price growth, new homes and journey times from central London

Lesnes Abbey was built in woodland at the border of London and Kent more than 800 years ago. The abbey is now a ghost town. The opening of a new Sainsbury’s is a major news story in the local newspaper. The small shops on Wilton Road are called Abbey Wood Village by Greenwich Council. On the flip side, the Abbey Arms offers sourdough pizzas, negronis, and fairy-lit gardens. Abbey Wood Village market has a variety of street food, crafts, and deli stalls. Rebecca Erol, 52, was one of the first to adopt Abbey Wood. She paid?48,500 in 1995 for her two-bedroom cottage on the railway. Although it is worth five times as much, Erol, a gardener (@RebeccaEGardens), has no plans to leave. Bexleyheath is the nearest cinema, while Blackheath and Greenwich are good options for shopping and socializing. Erol says that the area is not very well-equipped for eating out. Adam Mottley, 31, and James Brattle, 32, bought the Abbey Wood dream last summer. They were attracted to the idea that their?400,000 budget could afford a three-bed townhouse. It is still one of those places that you are blown away by the amount you can get for your money. Brattle and Mottley had a group that had moved to the area already, which gave them a social life. It is still one those places where you are amazed at how much you can get for what you pay. Brattle says, “We hope that there will be more infrastructure like a gym or a couple restaurants.” Abbey Wood has seen the highest price growth in Abbey Wood over the past decade. Despite these limitations, the steam train keeps rolling. The prices rose by an outperforming 7.5% over the past two year. However, you can still purchase a three-bedroom terrace for around?500,000 or a slightly older, purpose-built two-bedroom flat for just over?200,000. Renters can find a two-bedroom flat for as low as?1,000 per square meter. Just over 500 homes are currently being built at the southern tip of Thamesmead’s Southmere phase. These homes went on sale last year, and the first homes have been completed. Prices start at?91,000. A 30 percent share of a one-bedroom apartment and?118,000. For a 2 bedroom apartment, the journey time is 29 minutes. From Abbey Wood to Paddington, it takes only 65 minutes. Timings include 10 minutes to interchange at Liverpool Street and eight minutes to interchange at Paddington. It is necessary until 2023. One of the main criticisms of the old Thamesmead was its residents were left without any activities and were surrounded by the river. Peabody is investing in amenities such as a boating club on Southmere Lake, new libraries and a public square. Bow Arts also owns Lakeside Centre, which was used for filming for Channel 4’s Misfits. Bow Arts uses it to provide affordable studio space, a cafe, and pop-up markets. It is expected to be completed later this year.
